This <br />28.3’ X 3* overhang (85 sq. ft.) is considered hardcover. <br />We own two lots. The lake side lot (lot 8) has the house <br />and garage and the other lot (lot 19) is on the other side <br />of Elmwood Ave. This second lot is vacant and unbuildable <br />because of its small size, 155' x 40' (6,200 sq. ft.). <br />The additional 85 square feet of hardcover represents 1.21 <br />of that portion of lot 8 that is not within the 75’ lake <br />setback. If lots 8 and 19 were combined in the <br />calculation, this additional hardcover %#ould only be .6%, <br />Side Lot Setback variance (color coded oink on all <br />drawings): In order to insure one oi the additional <br />bedrooms was at least 8’ wide (still very small) the second <br />story addition had to be extended 2’ to the south. This <br />extension, as the drawings show, goes only halfway over an <br />existing elevated walkway and roof overhang which is <br />already in the 10’ setback area. The existing elevated <br />walkway is presently 6.6’ from the side lot line.
