Ms. Riggins plans to demolish the existing principal <br />residence and construct a new residence. The Ross family has <br />subject property since the 1930s, acquiring Lots 6, 7, 8, 9 and 10 in 1936. <br />The storage building and summer house property acquisition followed in <br />1941 (Lot 4). The properties are all legally combined as one lot. <br />Applicant was advised that the City could not issue a building permit for a <br />new residence structure without first establishing a legal use for the <br />two existing residences on the property, as there is no record of a <br />Conditional Use Permit for the guest house or caretaker house. <br />The caretaker unit is currently occupied by a caretaker and the <br />guest cabin as the summer house has served the family as a summer residence <br />for the family and guest visitors, but has no heat or air-conditioning. <br />Applicant had advised that she and her children stayed there when she <br />visited her parents. Applicant does not plan to raze either one of the <br />structures but plans to continue to use them and would at some point like <br />to do some repairs to both structures. <br />a <br />< •• <br />% <br />r V <br />i <br />Mr. Cooperman# the applicant’s architect# is in the process of <br />preparing plans for Mrs. Higgins new residence structure.
