Bryant as a <br />lot of single seperate record and not owned in conmon with adjacent <br />properties. The lot was created prior to the January 1, 1975 adoption of <br />the current RR^IA zoning code. It appears the 4.32 acre property was <br />created prior to even 1 acre zoning within the area. <br />The property consists of 4.29 acres of dry contiguous land, .03 acrea of <br />wetland is designated at the northwest corner of the property. Review <br />Exhibit H. Septic testing confirms adequate area for a conventional on <br />site septic system for the primary site and a mound system for the <br />alternate site, located to the south of the subject property where the <br />house is proposed, review Exhibit G. Planning Commission members willing <br />to hike up through the woods to the top of the hill will find a trail <br />leading to the site approximately 100' from the intersection of the Luce <br />Line and the private driveway.
