Staff recoimrends that the City *.dopt a limit oh tha nvmber of accessory structures per property and that limit should be 2 such structures.15. Staff would recoawend that the maximum allowable footprint area of any indiyidual detached accessory structure be 1,000 s.f. in the 1/2 and 1 acre tones. In the 2 and 5 acre zones, the saaie <br />standard would apply except that for properties exceeding the <br />acreage requirement of that district, larger footprints would be <br />allowed based on a formula, either as a permitted use or a <br />conditional use. <br />Similarly, staff wuld reconmend that a limit on the total <br />floor area of accessory structures per property ba adopted as <br />follows: <br />In tha 1/2 acre zone, maximum total floor area . . .1,200 s.f. <br />In the 1 acre zone, maximum total floor area . . . .1,400 s.f. <br />In the 2 z 5 acre zones, maximum total floor area . 2,000 t.f. <br />The 2 and 5 acre zones would again be allowed a somewhat larger <br />total area of accessory structures based on the formula described <br />and again this extra allowance for larger total floor area per <br />property could be a conditional use or a permitted use. <br />6. Staff would suggest that the existing 10' side setback and 5* <br />rear setback standards be retained for structures 1,000 s.f. or <br />less and not in excess of 18' in height, and suggests that for <br />the 2 and 5 acre zones, structures exceeding 18' in height but <br />not over the height of the principal structure be allowed either <br />as a permitted or conditional use if they meet the principal <br />structure setbacks. <br />7.
