The existing house and all proposed construction is
in the 75-250* setback zone.
Because this property is generally located on a point, and
due to the location of the residence to the north near Kelly
Avenue, an average lakeshore setback variance is technically
required. However, no encroachment of existing lake views
enjoyed by neighboring property owners will occur.
Note that the existing residence was constructed in 1977,
replacing a previously existing cabin in the 0-75* zone. No
docunentation of average setback or hardcover reviews appear
in the files. Detailed hardcover review was not a standard
practice at that time.
The applicants originally approached staff with a proposal
for as much as 33.2% hardcover in the 75-250* zone. After
discussions with staff and at least 1 Planning Commission
member, applicants revls*»d their proposal to the current
request as follows:
:, .-4^
t rv-.-i- • ‘ : ,
