As a corner lot abutting a <br />street and a side street, the normal required side street <br />yard setback along Webb Street would be 15' per Section <br />10.25, Subdivision 6 (B). The applicant proposes to enclose <br />an existing roof extension of the house, in the area of the <br />driveway. This enclosure will be 18' from Webb Street, <br />meeting the required side setback. <br />2.However, because this is a change in the nature of existing <br />hardcover (similar to enclosing an open <br />instance), the existing 45.1% hardcover requires that a <br />hardcover variemce be obtained in order for this applican <br />to enclose this canopy area. <br />3.in reviewing the existing hardcover, there are a few areas <br />of landscape rock with plastic that could conceivably be <br />removed to decrease the hardcover percentage. There also is <br />a concrete sidewalk northeast of the house which could be <br />eliminated. The bituminous to the immediate southwest or <br />the proposed enclosure would also seem to be extraneous, but <br />might also be necessary to maintain drainage away from the <br />house at that uphill side.
