The addition of a <br />second story will not increase the hardcover arid it wxll <br />not reduce the size of any existing setbacks. The <br />existing house is without any basement storage areas and <br />is too small for family use. <br />The applicant can, and will if the building <br />granted, reduce the existing hardcover from the stated <br />5,782 sq. ft. (68.4%) to 4,685 sq. ft. (55.4%), a <br />reduction of 1,097 sq. ft. This will be accomplished by <br />removing certain graveled driveway areas and walkways on <br />the easterly side of the site and replacing the same with <br />grass. The reduction in hardcover will be 13%. <br />The neighbors on either side of this sit, as well as other <br />neighbors along this area of West Ferndale Road, have in <br />the past few years made various changes, alterations, ana <br />additions to their properties in efforts to <br />liveability. It is our understanding that when the city <br />granted such requests, the test applied was minimal <br />increases in hardcover and minimal reductions in retired <br />setbacks, on the Mitchell site there would be a <br />reduction in hardcover and no decrease in the size of tne <br />existing setbacks in the process creating a more liveable <br />dwelling. <br />Unusual Property Conditions <br />Area of small old lots. <br />Lake surrounds Bagley and Mitchell houses virtually on 3 <br />sides. <br />Land is low lying, sewered. <br />The neighborhood has been gradually upgraded over the <br />years by each house having been improved.
