Total pool area <br />including decking adjacent to pool is 1080 s.f. (actual water <br />area 648 s.f.). Fencing will not be proposed along the pool as <br />the yard is surrounded with fencing. Natural pantings are <br />within this yard and the yard to the south (most impacted by the <br />pool). Please review Exhibit J* staff's sketch that locates <br />approximate location of house structures of the residences on the <br />surrounding lots. Note that the house to the immediate south is <br />located approximately 20* * from the street right~of~way. <br />Pr^>osed pool is 24' 9" frcan the Briar street right-of-way. The <br />lot to the immediate north has a principal residence located in <br />line with residence on applicants lot. Per new accessory <br />structure ordinance the proposed pool without fencing meets the <br />required 10' setback for a detached accessory structure. <br />Options of Action - <br />Denial - If application is to be denied please use the <br />necessary findings in Section 10.08* Subdivision 3 (A). <br />Approval - If approved the following findings or hardships <br />nay be considered in your formal recommendation. <br />1. Proposed pool would be in line with the house on <br />adjacent lot that fronts on Brair Street. <br />2. The proposed pool meets the required sideyard <br />setback for a pool structure without 6' high or greater <br />fencing. <br />3. The total lot coverage with addition remains below <br />the allowed 15% at 2*068 s.f. or 14.7%. <br />4. The existing principal structure is located 12' 9” <br />from the north side lot line.
