There is no garage to serve the existing residence and <br />there is no basement under the existing residence to provide <br />additional storage area. Applicant currently rents a garage <br />across the street for storage of vehicles and equipment <br />Garage is to be reoioved next spring. <br />2* The existing street Rest Point Road does not permit any <br />parking. The existing parking area is needed to <br />serve a -visting- family of six children + elderly <br />grandparents. <br />3. Applicant claims that the majority of the hardcover has <br />been on the property for many years and includes sidewalks, <br />steps, and a retaining wall that extends into the 0-75’ area. <br />Additional Coenents - <br />Staff supports applicant's request for a garage finding the <br />setback variances requested to have little impact on the adjacent <br />properties. In fact it is staff’s understanding that the <br />neighbor to the immediate east will submit a letter in writing <br />supporting applicants request as he too appears to be concerned <br />that this special grouping of trees be saved. <br />« concern in this review is that applicant seeks approval <br />of additional hardcover of 720 s.f. or 3.8% in the 75-250' <br />setback zone. (Total hardcover on site is at 38.7%) In order to <br />be consistent with recommendations made by the Planning <br />Co^ission with similar, previous reviews, the removal of <br />existing hardcover is demanded. Noting that a third of the area <br />of this property is located in 0-75’ setback area. Planning <br />commission may allow up to 29% or 30% hardcover in the 75-250’ <br />zone. A majority of runoff from the excessive hardcover area <br />- -^rth of the property to the lake through the <br />issed yard.
