Realignment of lot line between Lots 2 and 1 so that principal structure can meet 30* setback - applicant to be advised that if the building permit for principal structure has not been issued within one year <br />from the date of final plat approval, that accessory <br />structure must be removed; OR <br />2. Realign lot line so that accessory structure ie <br />located within Lot 2 meeting the minimum 10* setback <br />from the side lot line. <br />B. Grant a width variance for Lot 1 measuring approximately <br />145* at the 50* setback line rather than 200* (hardship - <br />shape of lot, houses will not be located within the <br />substandard lot width area). Future owner of Lot 1 should <br />be advised that driveway must be 26* from designated wetland <br />within northwest portion of property. <br />A&StIA ~ <br />The City will ask for dedication of right-of-way for County <br />Road 51 and 84 as shown on the plat. Applicant proposes a new <br />single accet« to Lot 1 via County Road 84 and a shared access for <br />Lots 2 and 3 via County Road 51. Granting an access easement to <br />an interior lot would not be consistent with the City's previous <br />actions on similar applications. Applicants have always been <br />asked to provide either a flag lot or an outlot for shared use <br />and/or ownership. The area of the outlot or driveway easement <br />must be excluded fror. the lot area. This will require <br />reconfirmation of the dry buildable area within Lot 3. The <br />shared lot line between Lots 1 and 3 will have to be moved <br />further north. Lot 3 already contains 2.488 acres. It is <br />imperative that the shared driveway remain in the same location <br />because of the septic test site areas. Any change or expansion <br />in driveway access through this area will negate septic testing <br />already performed on Lot 3.
