Those sites are located <br />centrally on the lot nlong the east boundary line. (See Exhibit H) <br />Both the primary and alternate sites require mound systems, and the <br />slopes at the proposed sites range from 2% to 4%, well within the <br />acceptable range for mound systems. <br />The general drainage direction within the area of the mound sites <br />would appear visually to be parallel to the east lot line, hence <br />neither the proposed house development nor proposed septic systems <br />should have any runoff effect on the neighboring Hauser property to <br />the east. <br />:r£rfyy; A <br />Care will have to be taken to direct surface run-off around the <br />drainfield sites, and given the proposed house location on the septic <br />design plan, the location of the drainfield sites places a relatively <br />severe restriction on the proposed house location. Again, careful <br />site planning will be necessary to Insure that the natural flow of <br />overland drainage in addition to the run-off from the house <br />development does not affect the septic system. <br />Note that the proposed division creates a "flag" type lot, with a <br />corridor 60' in width running about 230' before the lot widens out. <br />This requires a lot width variance, since the defined width of this <br />property will be 60' where a 200' width is normally required. Note <br />also that the lot is 320' in east/west width at its widest point and <br />-ctually contains more than 2 acres in just the area south of the <br />narrow corridor. <br />|i*l| <br />myymm A, ry&xmi <br />m:A <br />■ ■ - : S - ■ <br />m-:'; / ■ <br />yyx': <br />.my <br />■ V <br />As you can see from the plat map, staff has sketched in the location <br />of the private easement road which currently serves eight total <br />residences. This would he the ninth residence served by that road. <br />Staff has sketched in on your plat map the location of that road, and <br />would note that the private road is approximately 2,100' in length to <br />the end of the loop at the west end. Staff would also note that the <br />parcel from which this lot is to be divided is approximately 930' in <br />width and comprises approximately 14.1 acres. This is the City's <br />opportunity to initiate an appropriate dedication for private road <br />purposes on this 14 acre parcel. Staff would recommend that the <br />developer be required in his proposed plat to show a 25' wide by 930' <br />long outlot at the north side of the property for private road <br />purposes. Note that =the survey indicates that private easements exist <br />presumably for access purposes to neighboring properties, in a <br />corridor 16.5' south and north of the north lot line of the parcel in <br />question. Also note that the plat of Fairway View to the west has a <br />plat road outlot width of 50' on the north/south portion, but 30' on <br />the east/west portion. That plat was completed in 1977.
