The <br />existing deck encroaches 9*. The reduced encroachment results from <br />the deck being moved further west to meet the 10' side setback and by <br />reducing depth by 1' (review Exhibit D, F & G). <br />Section 10.22, Subdivision 2 - Although hardcover will be slightly <br />reduced with new construction, the new structural hardcover must be <br />approved because hardcover will be in excess of the allowed 25% in the <br />75-250' setback area. <br />Existing 75-250' - 3,580 s.f. or 35.44% <br />Proposed ■ 3,552 s.f. or 35.16% <br />(Existing deck and stairs * 325 s.f., proposed deck and stairs « <br />297 s.f.) <br />Review of Application <br />Mrs. Bonander wishes to replace the existing lakeshore deck and stairs <br />that are in a serious deteriorating, unsafe condition. The porch and cnly <br />lakeshore access :'rom the house is unusable in its present state (review <br />Exhibits F & G). The new porch will be constructed so that it will meet <br />the 10' side yard setback from the east property line. The average setback <br />line will still be encroached by the deck structure. The encroachment will <br />be reduced by 2+'.
