Please review Exhibit D, the access permit from Hennepin County <br />that already approves the access location. The existing structure on Lot <br />1 meets all of the required setbacks of the LR-lB Zoning District from the <br />new division line. The old cabin now located on proposed Lot 2 continues <br />to be a non-conforming use/structure as once again there is no residence to <br />provide the necessary credit for the accessory structure. The preliminary <br />survey notes that this structure will be removed. It may be appropriate in <br />this review to set a deadline date for the removal, possibly prior to final <br />plat approval.
