At this time there is no need for dedication of a private road <br />outlot along the south end of the property. <br />2. Planning Commission should consider granting the Hennepin County <br />request for an additional 17* of right-of-way for County Road 19, <br />considering that this would be consistent with the City's 100* right- <br />of-way corridor for the McCully Road connection between County Roads <br />19 ar^ 6. <br />3. Option A - Designate the large remaining parcel as Outlot A, <br />stipulatiojis.--tnat no residential construction on that property can <br />bceur'"untilthe entire property is developed; OR Option B - Designate <br />the large parcel as Lot 2, which would allow construction of at least <br />one residence on the large parcel, with a statement in the plat <br />approval resolution warning the property owner of Lot 2 that any <br />residential construction on Lot 2 would be subject to access <br />restrictions by Hennepin County DOT, and would utimately have to be <br />served by an interior access roadway when such is constructed. <br />Furthermore, no future subdivision would be approved unless interior <br />private roads are provided. <br />4. Granting of a Conservation and Flowage Easement over the wetland <br />in Lot 1 and in the remaining lotr-OF- outlot. <br />5.
