Building & Zoning Administrator <br />August 11. 1993 <br />#1851 Orono Woodlands, Inc./Paul Phillips, 2100/2140 Sixtli Avenue North <br />Subdivision of a Lot Line Rearrangement - Ihiblic Hearing <br />Orono Woodlands, Inc. located at 2100 Sixth Avenue North has a failing septic system. <br />The alternate site approved with an earlier subdivision was destroyed during construction of the <br />facility. The current system must be replaced. The neighbor to the west, Mr. Phillips, has <br />offered to sell additional land for a new conforming sepiic system but has also asked for equal <br />area in remm. The following ordinance is peninent for this review: <br /># <br />wSection 11.03, Subdivision 2, Definition 66 (A) (1 3) - The subdivision involves the lot <br />line rearrangement of platted properties with drainage and utility easements that run along <br />the boundaries. Parcel <br />C. at the southeast comer of the Phillips’ property. Parcel A, to be combined with the Orono <br />Woodlands. Parcel B, for the purpose of installing a new confonning septic system. <br />Parcel D, review Exhibit E, is the odd-shaped parcel of equal area tc be combined with <br />Parcel A. Phillips claims that current residence is located less than 30’ from the side lot line <br />and the additional 5’ along the north will piovide a 32’+ setback. Reviev/ Exhibit F, the <br />building p>ermil survey shows a 31’+ setback. The shed located on the new lot line must be <br />relocated to meet 10 ’ setback. The City has no record of permits being issued for either shed
