i 4 <br />Notice of Planning Commission A tion <br />July 28, 1993 <br />Page 2 <br />3. <br />Please understand that it has been a longstanding planning policy of the City to <br />create private roads with connecting links that need not be developed until City <br />deems it necessarj' to create through roads. This w'as reintorced when <br />Woodhaven Drive was to be connected to Silver View Drive through an <br />undeveloped connecting outlot and with Golden View’s connection to Silver <br />View. The roads shall remain as private roads until through roads are created. <br />Septic Te.sting. Septic test infonnation must be submitted with preliminary plat. <br />Applicant should determine if original test infonnation submitted for proposed <br />Lots 1 and 2 will still be applicable. <br />4. The preliminary plan must provide the following information: <br />a. <br />b. <br />c. <br />d. <br />e. <br />f. <br />Building envelopes as shown on sketch plan. <br />Retention pond/swale and berm areas. <br />The lots along east lot line within the Daniels Long Lake Heights plat. <br />Northern lot of Hallson Estates on west side. <br />Road as outlot with another separate outlot for future extension to west <br />Locate temporary cul-de-sac. <br />5. Preliminary plat application fee: <br />a. Preliminary plat application $500.00 <br />$325.00 -h $25.00/lot (7 x $25) <br />b. Private road improvement fee is based as follows: <br />$600.00 + $.50/___ lineal feet of roadway. <br />The length of road should be based on the location of the <br />temporary cul-de-sac. <br />c. Septic fee <br />Total fee $350.00 ($100.00 may be deducted if original septic <br />testing for Lots 1 and 2 prove to be acceptable).
