The building official is out of the o�ce until next <br /> Monday so the building code review won't occur until then. In the meantime there are two items that <br /> must be taken care of before the permit can be issued: <br /> 1. The zoning code requires that all "record lots" on Big Island be combined into one tax parcel before <br /> a permit issued. (Record lots were established in 1983 based on platted lots in common ownership <br /> in 1982. Together the two tax parcels owned by Recreation Point are one record lot.) It is also a <br /> condition of the lot area variance granted in 1983. While the property owner signed a tax parcel <br /> combination request form in 1983 they could not be combined because they are in different school <br /> districts. Because moving a parcel from one school district to another is a rather involved process, <br /> the City has developed a Special Lot Combination Agreement that ensures the two tax parcels are <br /> not be sold separately, which is the goal of the tax parcel combination. The ab eement is enclosed. <br /> Please have the appropriate person(s) sign it before a notary. (If it would be more convenient for <br /> me to email it to someone, have that person send me an email.) <br /> 2. A permit may be required from the Minnehaha Creek Watershed District(MCWD). The City will <br /> not issue its permit until you have obtained the permit or the MCWD determines none is required. <br /> You should contact Steve Christopher, Regulatory Program Manager, at 952-471-0590 x207. I <br /> contacted him to see if he could determine that a permit was not required, but he couldn't with the <br /> information you provided us.
