Mabusth <br />Building and Zoning Administrator <br />City of Orono <br />Post Office Box 66 <br />Crystal Bay, Minnesota 55323 <br />Re: McCarthy Lot Division <br />File No. 139-1825 <br />Dear Jeanne, <br />We have reviewed the <br />4, Shore Hills subdlv <br />located on the north side of shore Hills Road and west of Old Beach <br />proposed property division for Tom McCarthy of Lot <br />ision in the Northwest Quarter of Section 21, <br />Read* The division is acceptable from an engineering standpoint. <br />Drainage and utility easements should be provided 10 feet wide along <br />the right-of-way for Shore Hills Road and 5 feet wide along all other property lines for each lot. <br />We recommend that the existing driveway be located within a 30 foot <br />vide outlet, to serve the purpose of a oommon access for both lots. <br />Sewer service to Lot 1 is provided by a service wye located to the <br />north of the existing house, near Lafayette Bay, The location of the <br />existing sewer line is shown on Record Plan A65. Sewer service to Lot <br />service along the westerly line of Lot 1. This alignment would require <br />a 10 foot vide drainage and utility easement along the westerly line of <br />Lot 1. There is also an existing sewer line located under Shore Hills <br />Drive, as shown on Record Flan A66. sewer service to Lot 2 from this <br />line may be possible, but it would require the excavation and <br />replacement of the roadway and driveway in the area.
