Private driveway shall be reinstalled within driveway outlet <br />and special care should be given to minimize impact upon existing development <br />to east. <br />10’ wide drainage and utility easement shall be required along all perimeter <br />property lines except for the west lot line where drainage way must be shown as <br />a 20’ wide drainage easement. As drainage easement extends south and east <br />through Lot 1, the 10’ width drainage and utility easement shall continue along <br />the perimeter of the west lot line. <br />Upon Council approval of preliminary plat, the plat shall be referred to the City <br />Assessor for the determination of the fair market value of the property so that a <br />park dedication fee can be determined at 8% of the fair market value. <br />Dedication of 33’ cf right-of-way for Watertown Road. <br />Prior to any land alterations for development of proposed Lot 2, applicants shall <br />be responsible for staking principal and alternate septic test sites. <br />Applicants’ engineer shall provide the necessary hydraulic information to support <br />sizing of culvert.
