Applicants had originally filed a subdivision <br />application in March of 1990 that was withdrawn when applicants pursued construction of new <br />residence as shown on proposed Lot 1, review Exhibit J. Section 10.28, Subdivision 5 (B) <br />A.Lot area <br />Required = 2 acres of dry buildable <br />Lot 1 proposed = 2.36 dry <br />Lot 2 proposed = 2.52 dry <br />B.Lot width <br />Required at 50’ front/street setback <br />Lot 1 = 300’ + <br />Lot 2 = 172 ’ <br />Variance = 28’ or 14% <br />= 200’ <br />3.Section 10.03, Subdivision 9 (B) - Setback for accessory structure on proposed <br />Lot 1 <br />Required setback = 15’ <br />Proposed 5’ <br />Variance = 10 ’ or 75% variance <br />Total structure area = 997.5 s.f. <br />4.Section 10.03, Subdivision 15 (F) <br />Required setback for accessory structures less than 750 s.f. in area = 10 ’ <br />5. Section 10.02 - Definition 34 - Lot area <br />Drainage way that has been created along west lot line must be designated at a <br />minimum 20 ’ width and excluded from total of dry buildable lot area
