Addendum to Application ^ 1832 <br />Statement of I lardships <br />The proposed 10' x 16^ storage shed requires a setback variance as it shall be placed <br />25 feet in front of the front line of the residence structure. Yhc existing storage shed is 23 <br />feet (refer to attached exhibit A). 'Hie following hard.ship andor findings arc unique to the <br />propertN" <br />1. Refer to the attached topographic exhibit B. Note the topography drops severely as you <br />mow to rear or east of the residence structure. <br />2. The nvire gentle sloped area to the immediate north side of the residence is occupied by <br />a wildflower garden originalh' designed and planted b>' Edmund Phelps. <br />3. ITic proposed shed shall be placed within the footprint of the existing shed and will not <br />require the remove of e.xisting mature trees. <br />4. The street setback for the ?oning district is 50 Icct. The residence is located 162 feet <br />from the .street lot line and the proposed structure will be placed 146 feet <br />5. The existing and proposed sheds are places in a strategic or fimctional location - adjacent <br />to the work yvd and gravel driveway. <br />6. llic mature plantings on the property, specifically evergreen, provide; ycjff rotaid <br />screening from adjacent properties. <br />7. ITie placement of the shed is consistent with the pattern of development of the older <br />established properties adjacent to North Brown Road.
