LIMITED COMMERCIAL AREAS WILL BE PROVIDED FOR NEIGHBORHOOD SERVICE <br />BUSINESSES. The primary function of Orono's <br />commercial areas will be to provide those retail, <br />commercial and service businesses which are directly <br />necessary to serve Orono's urban and rural residents. <br />Commercial development will be limited to areas <br />where full urban services, including municipal <br />sanitary sewer and adequate transportation are <br />available. Commercial development of a regional <br />nature which would duplicate existing services <br />in the neighboring town centers will be discouraged. <br />LAKESHORE COMMERCIAL AREAS WILL BE PROVIDED FOR PUBLIC ACCESS AND <br />LIMITED LAKE-USER SERVICES. Orono's residents and <br />other lake users require lake access, fishing <br />supplies, boat service and boat repair facilities <br />which are unique to our location on a recreational <br />development lake. Orono's Land Use Plan will <br />provide locations for such special-purpose businesses <br />where appropriate from both the land use and the <br />lakeside environmental standpoint. No use or <br />location will be permitted to adversely affect the <br />lake quality or the public's general usage of the <br />lake. All lakeshore commercial is to be limited <br />to areas where full urban services, including <br />municipal sanitary sewer, and adequate transportation <br />are available. <br />4. THE CITY WILL ENCOURAGE PRIVATE UNIFICATION AND COORDINATION OF THE <br />EXISTING COMMERCIAL AREAS. Unplanned atrip commercial <br />developments will be discouraged. Coordinated projects <br />designed to aesthetically enhance, unify and identify <br />the business areas will be encouraged. <br />5. FUTURE INDUSTRIAL DEVELOPMENT WILL BE LIMITED TO THE AREA OF THE <br />EXISTING INDUSTRIAL PARK. Ho other location in Orono <br />combines the availability of transportation and public <br />utilities with remoteness from sensitive environments <br />features. In addition, this land use is entirely <br />consistent with Long Lake's neighboring industrial <br />development. <br />I CMP 4-17
