Planning & Zoning Ad*4niatrator <br />March 13# 1990 <br />Sabieott «1503 Woodhill Country Club - <br />Subdiviaion - Septic Tearing <br />I have reviewed the aite of the proposed building lot and <br />would Bake the following cocacentai <br />1. The tearing for aeptic ayates drainfield sites <br />by S-P Testing indicates the use of a trench drainfield <br />svatea on 2 terrace levels at the north east corner of this <br />steeply sloped lot. The tested sites provide the capability <br />for as nuch as 950 lineal feet of drainfield, enough to <br />provide for a p.iaary ayateo and nearly 2 alternate systeas <br />for a 5 bedrooa hone. <br />2. Since these sites are at the high end of the lot, one <br />would expect aone under ground drainage following the <br />contours down the hill, with 10% of the lot having slopes <br />greater than 181, it would be critical to avoid placing the <br />house directly downhill from the drainfield sites. <br />Purtheraore, it would be advisable to do no grade cuts <br />within 50* downhill froo any of the drainfield sites, and <br />within 20' laterally at a level equal to the sites. Because <br />these slopes near the drainfield are so steep, it would <br />seen to be within the authority of the septic code to <br />require these special conditions on site grading. <br />3. To that end, I have sketched on the S P Testing design, <br />a 'protected area* in which no structure and no grading or <br />cuts should occur. Based on the preservation of this area <br />and the stipulation that no cuts occur, I would recommend <br />approval of the building site, finding that the provisions <br />of the septic code for a buildable site are adequately met.
