Zoning File #1787 <br />January 13, 1993 <br />Page 2 <br />was non approved and applicant was advised of the need for a <br />conditional use permit. It is staff's understanding that a member <br />of Mr. Waade's immediate family will reside in the non-rental <br />apartment. <br />The standards for a non-rental guest apartment are very <br />specific. Review Exhibits E and F. The primary access to the <br />apartment must be from within the principal residence. Note <br />primary access to residence is from a secondary door adjacent to <br />garage structure. Review plan for first floor. The door enters <br />into open area that leads to upper staircase. Open area also has <br />a door to the principal structure. Review second floor plan at top <br />of stairs. There is an entrance to a walk-in closet located within <br />the master bedroom area of the principal structure with an entrance <br />door to the apartment. The apartment is approximately 1,100 s.f. <br />in area and proposes two bedrooms. <br />The required parking can easily be satisfied with exterior <br />parking or within garage stall. <br />Property is served with sewer and all utilities will be <br />metered under the meter for the principal residence. <br />Consistent with all non-rental apartments there will be no <br />separate address provided for the apartment use. <br />Although not required by ordinance, it should be noted that <br />the property does meet all required lot standards of the LR-IB <br />Zoning District. <br />Issues for Consideration <br />1.Does the access through primary structure meet the intent <br />of the code? <br />2.Does the area of the structure of the apartment have any <br />impact on your considerations?
