Box 66 <br />Ciystal Bay, MN 55323 <br />Re: Open Arms Child Care <br />File No. 139-1795 <br />Dear Jeanne, <br />We have reviewed the site plan for the Open Anns Child Care facility on the Oiten pronertv <br />located at the northeast corner of CSAH No. 6 and U.S. Highway No. 12. The two previou's <br />entrances ^e to be abandoned with a proposed drhe shown to enter near tlie center of the <br />propert)' off of CSAH No. 6. Portions of the existing and proposed bituminous drive and <br />parking lot encroach onto a small parcel obtained by Hennepin County. The County should <br />review the plan. The existing culvert at the previous entrance off of CSAH No. 6 should be <br />salvaged and reinstalled under the proposed drive. <br />The proposed fenced in play area of ^500 square feet will need to be expanded when <br />additional enrollment is added. The future facility is proposed to serve 60 pupils and would <br />require 50 S.F. of play area per pupil which totals 3,000 S.F. <br />The facility is only required to provide 8 parking stalls. The 18 spaces shown arc not necessaiy <br />and may impede vehicular traffic in and out of the lot.
