rr.-
1 ^
TO;Jeanne Mabusth, Building & Zoning Administrator
From:Stephen Weckman, On-Site Systems Manager
Date:January 0, 1993
Subject: #1795 LuAnn Walters, 3800 Wayzata Boulevard - Septic
Review
The applicant proposes to use the existing principal structure
as a day care center including a kitchen area for up to 60
occupants on a daily basis. From the University of Minnesota and
the Pollution Control Agency On-Site Sewage Treatment Manual, the
septic system should be sized as a school or church with a
cafeteria as it is the nearest comparison. Based on this criteria,
the drainfield should be sized based on 16 gallons per day per unit
and the septic tank should be sized based on 17 gallons per day per
unit. As the intended daily occupation will total approximately 60
people including staff and children, the drainfield must be sized
to accommodate to treat 960 gallons per day while the septic tanks
must be sized based on 1,020 gallons per day.
The existing septic system consists of three pre-cast concrete
septic tanks and a mound-type drainfield installed in 1982. The
system is code conforming, however, based on the projected waste
load, the septic system is too small. The existing system would be
sufficient for no more than 38 people on a daily basis. Therefore,
soil testing and system design must be submitted to the City
indicating suitable area for new or expanded septic system.
Based on the above information, I would recommend approval of
the conditional use permit provided that suitable soil testing and
septic design information is submitted and approved by staff.
Isv
