Farndalo Rd. <br />On K>rcn 17, 1981, I met uith Mr. Laurent, his surveyor, <br />and hrs realtor on the .ibove property to discuss delineate <br />the wetland existinq on the scuth end ot the property. ,ho <br />t#etland in question was at this time dry enough to «*alkt on <br />without getting wet, except for a snail portion naybe 30 feet <br />in iianeter which showed evidence of cattail growth. <br />The wetland appears to exist as an overflow for a sauill pond <br />located ]ust to the east; ditched drain ng acts as sn outlst <br />to the west; no water was flowing at the tiae. The wetland <br />apt'ears to be wet only during wet periods of tiie year and/or <br />if the pond above overflows. <br />Wnxle it appears that a saiall wetlands conservation easement <br />would be appropriately for the site, it also is true that the <br />rest of the lot is quite open and relatively flat, hence sub« <br />stantial potential area exists for uso as d*’ainfisld. I do <br />not feel ths taking of a wetlands conservation eas«n«nt over <br />the isarginsl wetland should cause denial of the subdivision <br />even if It means a *dr/, buildable* area somewhat less than <br />2 acres. <br />It is noee%«rthy, however, that portions of both lots 1 and 2 <br />contain a Dundas silt loam soil (according to Hennepin County <br />Soil Survey) which has a seasonably high water table and may <br />require tho use of mound drainfield systems. <br />Jt> <br />•J
