L
Zoning File #1791
January 13, 1993
Page 2
The proposed renovation would result in the following:
Approximately 50 square feet of hardcover would be added within the
side yard setback area. The maximum encroachment into the side
yard setbacks will remain the same. The hardcover, including all
proposed changes, is well below the required percentages with the
exception in the 0-75' zone which has one existing shed covering
approximately 67 s.f. Lot coverage for the combined parcel is at
approximately 2%. Due to the anticipated combination of these
parcels, the applicant has already been assessed for one sewer
unit.
Hardship Statement
The applicant's hardship is the long and narrow nature of the
lots. The combination of these two lots will result in a 100,28'
lot width while the zoning district requires a minimum of 200' .
Due to the 30' side yard setbacks, the allowable building envelope
is very restrictive at 40' wide. The proposed changes result in no
further encroachment into the side yard setback area, as well as
the fact that most of the addition would uieet the 30' side yard
setback. The changes add only slightly to the lot coverage in the
setback area and should not be a significant detriment compared to
the benefit of combining the parcels and renovating the residence.
Isv
i
I
t
t
