The Council <br />in their approval of the application, directed that this site plan Kvating the legal envelope be <br />included as part of the formal resolution. <br />Applicant has provided two plans for development. Plan A proposes approval ot a street setback <br />vanance allowing structure to be moved further away from the blutf impact zone. Proposal B <br />shows structure "meeting the 35 ’ setback but major portions of the northeast comer of the <br />residence are lixrated within the actual blutf area, refer to Exhibit L-2. <br />Review Exhibits M-1 and M-2, structure although located 25 ’ from the street lot line will <br />actually be placed 46’ from the traveled rtud. Note this placement of the structure w’ould allow <br />the deck and stair to be moved into the approved building envelope at the nonhwest comer. <br />Proposal B although meeting the street setback involves major encroachment of the bluff and the <br />bluff impact zone. <br />As it was difficult for staff to determine lot lines and placement of house on property, the <br />applicant was asked to stake the lot line and building envelope for proposal A for your inspection <br />(Exhibit J). Applicant has also provided a map locating adjacent residences to determine any <br />visual impact, specifically, on adjacent residence to the west, review Exhibit E. <br />In reviewing the elevations and the tloor plans, you will note that applicant has reversed <br />placement of garage. Garage will be at the east side of simcture. The rear elevation sketch by <br />applicant provides the correct elevation.
