The property is <br />located north of Bayside Read (County Road No. 84) and east of McCulIy Road in the <br />southwest quarter of Section 31. The subdivision is acceptable from an engineering <br />standpoint, however mere information should be provided at this time. Tlic locaiicn of the <br />driveway access for each of the two lots should be determined and a grading plan & erosion <br />control plan should be prepared. Lot 1 has a potential access onto either Bayside Road or <br />McCully Road. In either case, the access should be at least 150 feet from the intersection. <br />The access for Lot 2 is more restrictive as it is ».t the top of a hill. We recommend it be <br />located within 5 feet of the west lot line due to poor site distance in any other location. <br />Any access onto Bayside Road must te reviewed and approved by Hennepin County. <br />Hennepin County will likely require at least 42 feet of right-of-way for Bayside Road, an <br />additional 9 feet of rlght-oTway should be provided.
