s 10.61for which work has not been completed shall be exempt from the <br />hereinafter stated parking requirements if the structure is started <br />within six months after September 16, 1967, and continues to <br />completion. <br />C. Existing Parking Not to be Reduced. Off-street <br />parking spaces and loading spaces existing on September 14, 1967, <br />shall not be reduced in number unless said number exceeds the <br />requirements set forth herein for a similar new use. <br />D. Floor Area. The term "floor area" for the <br />purpose of calculating the number of off-street parking spaces <br />shall be the net usable floor area of the various floors, devoted <br />to retail sales, services, office spaces, processing and <br />fabrication exclusive of hallways, utility space, storage areas <br />other than warehousing. <br />S. Seat. In stadiums, churches and other places of <br />public assembly in which patrons or spectators occupy benches, pews <br />or other similar seating facilities, each 22 inches of such seating <br />facility shall be counted as one seat for the purpose of <br />determining required parking. <br />F. Size of Parking Spaces. Each parking space <br />shall be not less than nine feet wide and twenty feet in length and <br />each space shall be served adequately by access drives. For <br />purposes of calculating parking space requirements, one parking <br />space for one vehicle shall equal 300 square feet of storage and <br />maneuvering area including access drives. <br />G. Commercial Vehicle Parking. Off-street parking <br />facilities accessory to residential use shall be utilized solely <br />for the parking of passenger automobiles. No motor vehicle over <br />7,000 pounds gross capacity and no commercially licensed trailer <br />shall be parked or stored in a residential district except when <br />loading, unloading or rendering a service, except that one such <br />vehicle may be parked at the residence of the owner or operator of <br />said vehicle. Under no circumstances shall parking facilities <br />accessory to residential structures be used for open area storage <br />of commercial vehicles nor for open air parking for business <br />purposes of automobiles belonging to the employees, owner, tenant <br />or customers of business or manufacturing establishments other than <br />the home occupation permitted for that property. <br />H. Location of Parking. Required off-street <br />parking in the*"R" Districts shall be on the same lot as the <br />principal building. <br />Subd. 5. Setbacks for Parking. Required off-street <br />parking in all districts shall meet the following setback <br />requirements: <br />ORONO CC 383 (4-1-84)
