The <br />rearrangement is acceptable, however there is an access issue that need to be addressed. <br />The two proposed lots, as well as two existing homes, use Hillside Place (a gravel driveway) <br />as their access to Navane Lane. The City Code allows only two lota to be served on a <br />single driveway. Three or more Ipts will require a private street be constructed for proper <br />access. The City Code requires a 24-foot wide minimum paved width for a private street. <br />The street should be constructed as part of the lot rearrangement. <br />As an option, the two existing homes could eliminate all access points out to Hillside Place. <br />This would require that a new driveway be constructed out to Navarre Lane for the <br />southerly lot, as well as landscaping or fencing across the driveway of the northerly lot. <br />Drainage and utility easements will be required 5 feet wide along all lot lines and 10 feet <br />wide along Hillside Place and the railroad right-of-ways. <br />Please contact me at this office if you have any questions regarding this matter. <br />Yours very truly, <br />BONESTROO, ROSENE, ANDERLIK & ASSOCIATES, INC. <br />Shawn D.
