The 19,920 s.f. lot is consisieiu with developed lots within the neighborhood ranging <br />from 12,000 s.f. to 37,000 s.f. <br />Options of Action <br />To deny the lot area variance as proposed. Planning Commission Members should refer to <br />Section 10.08. Subd. 3(A 1-12) for the necessary findings; or <br />To approve the renewed lot area variance application subject to the following conditions: <br />1. <br />2. <br />3. <br />Prior to the issuance of a building permit, applicant/owner must apply for the <br />legal combination of Lots 7, 8 and 9, Block 9, Minnetonka Summit Park. <br />Upon application for a permit, applicant shall review access location and grading <br />plans for construction of driveway with Public Works Director. Applicant shall <br />provide detailed information on size and type of culvert to be installed for Public <br />Works Director’s approval. <br />Based on findings that there are no physical constraints and that there is adequate <br />lot depth and width, the residential development of this property shall meet the <br />required setback standards of the LR-IB Zoning District and the hardcover <br />allowed for this property at 5,976 s.f. or 30%.
