Mabusth, <br />Building and Zoning Administrator <br />City of Orono <br />Post Office Box 66 <br />Crystal Bay, Minnesota 55323 <br />Re: Louis Oberhauser Lot Rearrangement <br />File No. 139-1957 <br />Dear Jeanne, <br />We have reviewed the proposed lot line rearrangement prepared for Louis Oberhauser in <br />Lots 1 and 2, Block 8, Townsite of Langdon Park. The rearrangement is acceptable, <br />however there are several issues that need to be addressed. <br />The property presently has two gravel driveways out to County Road No. 15. The easterly <br />access (center of property) would be accepmble for the westerly lot. The easterly lot should <br />have a separate access out to Dunwoody Avenue. This access would best be accomplished <br />^ acquiring an easement over a corner of the southerly property directly adjacent to <br />Dunwo^ Avenue. In this location, the existing bituminous driveway could be modified <br />to provide A joint Access out to Dunwoody Avenue. <br />An existing lanitaiy sewer crosses through the property, westerly along the lake and <br />northerly along the west lot line (see record plan sheet A126). The sewer is approximately <br />. will not allow a fuU basement without changing the site <br />significantly. The existing sewer should be shown on the certificate of survey. Water service <br />IS available along the south side of County Road No. 15. <br />Drmnagc and utility easements will be required 5 feet wide along all lot lines and 10 feet <br />wide along the roadway right-of-ways.
