The footprint measures 5.67' x 3.17 ’. As already noted <br />above, the structure will not require a height variance but will require a setback variance. The <br />existing garage addition at the east side lot line is located 10.34’. the prop<.)sed addition will be <br />21’ from the side lot line. There will be an increase of some 46.32 s.f. of hardcover. The <br />applicant has not proposed reductions in existing improvements to offset increase. <br />Review E.xhibits D. E and G. As Mr. Marfield’s letter to his neighbors notes, his wife’s <br />condition makes it very difficult tor her to ascend or descend the interior stairs. The proposed <br />elevator will provide greater mobility for Mrs. Marfield. <br />Review Exhibit I. Mrs. .Martield notes that the Zoning Administrator had advised her <br />that a side setback variance was not needed in preliminary' discussions. The Dicon plat, a fairly <br />recent plat approved by the City in July ot 1974. created lots that do not meet the current two <br />acre standard. The zoning in 1974 allowed one acre lots. The property is located within the <br />LR-IA zoning district requiring two acres in area and a 30’ side setback. The Building Official <br />had advised applicant's contractor in a letter of the need for a setback variance.
