,r, —...
^ .
D
TO:Jeanne A. Mabusth, Building & Zoning Administrator
FROM; Stephen Weckman, On-Site Systems Manager
DATE:June 9, 1994
SUBJECT: Application #1933 Tandem Properties - Septic Review
I have reviewed the proposed septic system testing and design for this property and would make
the following comments.
Due to newly defined wetland areas, the drainfield sites must need different setbacks than
normally required. Wetland classification identification and delineation were performed by
Franklin J. Svoboda & Associates which indicated Type I and II wetlands not previously located
on the City’s wetland inventory maps. The City’s inventory maps designate primarily Type III,
IV, or V wetlands v hich have standing water during much of the year. As the Type I and II
wetlands do not contain standing water during the growing season, drainfield sites must be
located outside of the wetlands, however the normal 75 ’ setback will not be required for these
wetland areas.
Site evaluation and septic system design were performed by S-P Testing for the second phase
of both Dickey and Coffin sites. All soil boring holes have been located on the surveys of these
properties. All drainfield sites on both properties meet the required lot line, driveway, well and
wetland setbacks and are located on slopes less than 6%.
Based on the information provided, I would recommend approval of the application.
,
