Zoning File #1922 <br />April 13. 1994 <br />Page 2 <br />conditional use permit application to allow construction of his mother’s residence on the portion <br />of the property defined now as Lot 1. During the review ot the conditional use permit for a <br />guest house, all lot standards were considered. The current dh ision was reviewed at the time <br />of the conditional use permit application confirming that all lot standards were met (review <br />F-.\hibit D). ITie survey also reconfinns that all setbacks conform to required standards. <br />Hardcover facts remain the same as approved in the conditional use permit, review Exhibits F <br />and G. <br />Access to the property shall continue to be provided via the non-exclusive easement <br />granted to Melamed at the time of the City of Orono application. The private driveway owned <br />by the City will continue to serve both Lots 1 and 2. <br />Applicant should be asked to explain signage at entrance of private road. <br />Staff Recommendation <br />To approve the two-lot subdivision of Robert and Elizabeth Melamed as proposed finding <br />all standards of the RR-IB zoning district and Shoreland Regulations of the City have been met, <br />subject to the following conditions: <br />1. Applicant to grant 5 ’ drainage and utility easements along shared lot line of Lots <br />1 and 2. <br />2. Payment of park dedication fee at 8% of the fair market value of the undeveloped <br />land. The value of the undeveloped land shall be determined by City Assessor <br />upon Council’s approval of preliminary plat.
