This application is regarding final plat approval for Swan Beach, a 2-lot plat. <br /> <br />2. MN§15.99 Application Deadline. The final plat application was received on July 18, 2023. The <br />120-Day subdivision review period expires on November 15, 2023. <br /> <br />Background/ Summary. The property is 3.57 acres in area (155,509 square feet) and is located within <br />the LR-1B one family rural residential zoning district which requires a minimum area of one per lot. The <br />site currently has one single family home. The property is location on Lake Minnetonka and the <br />Noerenberg Channel. The existing home has demolished a portion of a garage and the rest of the existing <br />home is conforming within the newly created Lot 1. Lot 2 is vacant and the building pad creation and site <br />grading will be done when lot is developed. <br /> <br />3. Project Description. The applicant is proposing to subdivide the property into two buildable lots. <br />The property access North Shore Drive from a shared driveway over the existing entrance. The properties <br />will be served with sanitary sewer and private wells. The proposed subdivision is consistent with respect <br />to the character of the surrounding neighborhood. <br /> <br />4. Preliminary Plat Approval. On May 8th, 2023, the City Council reviewed the preliminary <br />application and voted 4 to 0 in favor of approval. Resolution No. 7365 granting preliminary plat approval <br />is attached as Exhibit D. <br /> <br />5. Public Comment. No comments from the public were received. <br /> <br />6. Staff Recommendation.
