Prior to issuance of a building permit for the proposed project, after-the-fact zoning <br />and/or building permits must be obtained by the Owner to address the newly installed <br />replacement boulder retaining walls and lake stair constructed without proper permits. <br /> <br />6. The boulder walls shall be screened from the lake with vegetation. <br /> <br />7. Ongoing compliance with the MCWD regarding wetland impacts. <br /> <br />8. Any amendments to the plans which are not in conformity with City codes may require <br />further Planning Commission and City Council review. <br /> <br />9. Authorities granted by this resolution run with the Property not with the Applicants, but <br />are permissive only and must be exercised by obtaining the proper City permits for the <br />new construction and commencing construction of said project. A permit must be <br />obtained within one year of the date of Council approval, or the variances will expire on <br />that date (October 9, 2024). <br /> <br />10.
