SO’ at 75’ setback <br />The proposed area and lot widths of the two residential lots as a result ot the <br />proposed lot line rearrangement are as follows: <br />Lot 1 <br />Lot 2 <br />Lot area = 16,500 s.f. <br />Lot width = 42’ at OHWX, 72’ at 75’ setback <br />Lot area ® 20,000 s.f. <br />Lot width » 84’ at OHWL. 77 ’ at 75’ setback <br />The property has been assessed for sewer and water and there is adequate <br />capacity in each line to serve the two new residential structures. <br />Access to the two proposed residential sites shall be via a shared curb cut at <br />Shoreline Drive. Both the Hennepin County Department of Transportation and <br />the City Engineer. Shawn Gustafson, have recommended approval of a shared <br />access at Shoreline Drive. <br />Three substandard parcels have contained four independent residential units. <br />Two of the structures remain uninhabited and are boarded up because of their <br />hazardous condition. One of the residential structures serves as a rental unit and <br />the fourth has been demolished. <br />The applicant has submitted development plans for the new residential <br />construction on newly defined lots. <br />Council conceptually approved variances for the new construction on proposed <br />Lots I and 2 as follows: <br />Page 2 of 6
