Box 66 <br />Crystal Bay, MN 55323 <br />Dear Ms. Mabusth: <br />My wife and I recently purchased the home and property at 1473 Bay Ridge Road. We have <br />lived in W'ebber Hillsin Orono for 23 years and all of our children have gone through Orono <br />schools. <br />The Bay Ridce home is the smallest of the eight homes in the neighborhood and is the only home <br />with a detached garage. Originally, many of the homes had detached garages. <br />We respectfully request minor variances in side setbacks and in hardcover to accommodate <br />additions to the home. The side setbacks for our proposed additions are generously consistent <br />with the side setbacks of our immediate neighbors for their homes to the corresponding property <br />lines. Please fmd enclosed signed approvals from these two adjacent neighbors tor the proposed <br />side setbacks and the specific proposed work. <br />This request is consistent with the additions and setbacks on all of the other properties in the <br />neiahborhood and would probably still result in this still being the smallest home in the area. <br />Our proposed expansion to the east (lakeside) will be well behind the line connecting the points, <br />closest to the lake, of the two adjacent properties as noted on the survey. <br />The requested variances are: <br />1. Fast sun room addition <br />Side setback of 27 feet measured perpendicularly from the nearest comer of the sun room <br />addition to the south property line. <br />2. West attached garage.^guest bedroom addition <br />Side setback of 10 feet measured perpendicularly from the nearest comer of the garage to <br />the north property line. <br />J.Hardcover <br />Hardcover variance in the **75*200 foot zone from 25.0Vo to 2o.7%. If the actual water <br />area ..f the pool is deleted from the calculation, since there is obviously no runoff from <br />this area, the proposed percentage reduces to 22.S% and therefore no variance would be <br />needed. <br />i r i
