Township 117, Range 23 <br />Hennepin County Plat No. 227S <br />Review and Recemroendations <br />Dear Ms. Mabusth: <br />Hinn.sota StatuUs 505.02 and 505.03, Plats and Surveys, require bounty <br />review of proposed plats abutting County roads. We reviewed the above plat <br />and make the following comT.ents; <br />• The developer should either dedicate an ‘ easement fSJfor a total of 40 feet of right ot way or establish a 7 foot easement tor <br />road purposes adjacent to the existing 33 feet of right of ^ay. ^ - <br />either case, there should be 40 feet from and along the centerline of <br />CSAH 15 available for roadway improvements. <br />. Your transmittal letter submitted with the plat identifies two access <br />notions acceptable to the developer. The first option, preferred by tne <br />?Sin?; t 3oint acenss for Lo? A and Lot B. ^ '<>= <br />feat west of the plats northeast corner. Since Hennepin County will <br />nermit one access along the plats frontage with CSAH 15 the existing <br />drivwariocated approximately 20 feet east of the plats northwest corner <br />will need to be removed. <br />♦ The developers second access option is one access to ^AH 15 and one <br />accftss to Dunwoody Avenue. Normally, this would be the County s <br />oreferred option but the access to Dunwoody would be tuo close to the <br />intersection of CSAH 15 and Dunwoody and could ead to some very erratic <br />and unsafe weave movements.
