MINUTES OF THE REGULAR ORONO Cm' COUNCIL MEETING HELD ON NOVEMBER 13,1995 <br />(#10 - #2066 Robert and Iris Waadc - Continued) <br />Gaffron reported that the application was for a number of variances and additions to a <br />home located on the east side of Shoreline Drive. The house ts located within the 0-75 <br />zone The original proposal was to add a second stor>- to the home with a 10 1. pitched <br />roof The Plannina Commission said that this would be too much for the lot and could <br />not recommend approval The applicant then came back with a proposal tonust a <br />pitched roof over the existing one-stor%- home with a number ot additions^ The carm^rt ^ <br />area is to be built in and used as lixing space The garage would be added ^ <br />a third stall. There would be a bump out in one area, and the entr>- way would be <br />squared off There would also be an angled addition The root would also be pitche <br />over the carport area No height variance is required. <br />The side setback requirement is 30V The garage is currently at 8 ’ and is proposed at 16V <br />The carport bump out is located at 10’ where 30’ is required. The eiitrv wav and root <br />overhang is located in the 0-75 ’ zone Regarding the average lakeshore setback line, the <br />house to the north does not view the prooeitv The house to the south already has <br />limited view. The Planning Commission did not feel this was an issue. <br />The hardcover of bituminous walkway located under the deck would be changed to a <br />non-hardcover of uravel with no underlavment A back out apron and ^rca <br />would be created eliminating the loop Hardcover in the 0-75 ’ zone would decrea^ from <br />39.18% to 36 14Vo Hardcover in the 75-250' zone would decrease from 16,o to 9.25 o. <br />The lot coverage by structure is proposed at 15.37% where 15°o is allowed <br />Waade noted that the 4’ overhangs would be eliminated and rebuilt to 1-1/2*. .All of the <br />additions are within the original overhang depth. <br />llurr asked if Ihere was any way to keep the lot coverage within the 15V. allowable <br />Waade said he made an attempt to do so but was unable to create a functional t oor p an. <br />The garage area would be increased from 2 stalls to 3 with one stall being 30’ in length. <br />It was noted that there are no storage sheds on the propertv. <br />GafVron reported that the 37^o overage in lot coverage amounts to 100 s.f. Hurr said it <br />was her opinion that the lot coveraue should meet the 15*^ 0 allowable. <br />Waaue asked if the overhang was considered. Gatfron explained that the overhang is not <br />included in either the hardcover or lot coverage calculations <br />Goetten said she appreciated the concern with the lot cov erage exceeding I S^/o but <br />looked at the significant improvements to the property She expressed her appreciation <br />of the proposal <br />Goetten moved. Jabbour seconded, to adopt Resolution #3633.
