4.The suMivider and future owner of Lot 2 are hereby advised that a new septic <br />system must be installed to serve the existing residence on Lot 2 prior to <br />occupancy. <br />5.Subdivider and future owner of Lot 2 is advised of the minimum lot area <br />requirements of Section 11 .03, Subdivision 24 of the Subdivision Regulations of <br />the City that would require the exclusion of all private pedestrian or vehicular <br />easement areas from the dry buildable lot area of a property. <br />The following list of final submittals must be submitted to the Zoning Administrator two <br />weeks prior to the regularly scheduled Council meeting on the second and fourth Mondays of <br />each month. Required sujmittals are as follows: <br />1.Record plat drawings in the form of two (2) mylar copies and one (1) copy <br />reduced to 1" = 200 ’. Drawing to include: <br />A.Lot lines platted per preliminary survey by Bruce R. Kelley, dated May <br />26, 1995, most revised date September 11, 1995. <br />B.Dedication ot "drainage and utility easements" as noted in Item 1 above. <br />C.Naming of plat. <br />2.Legal documents required: <br />A.Title opinion addressed to the City. All owners, mortgage holders or <br />others with property interest indicated therein shall sign the plat and all <br />other documents affected by such interest. <br />B.The applicant must provide certified copies of all recorded easements <br />currently atTecting the property. <br />Page 3 of 4
