A RESOLUTION APPROVING THE PLAT <br />OF ROSCH ADDITION <br />nLE NO. 2051 <br />WHEREAS, the Cit>- of Orono is a municipal corpK>ration organized and existing <br />under the law's of the State of Minnesota; and <br />WHEREAS, the City Council of the City of Orono has adopted subdivision <br />regulations for the orderly, economic and safe development ot land within the City; and <br />WHERE,\S, the City Council has considered the application for a Class III <br />Subdivision of a four lot plat by Michael J. Hilbelink hereinafter (the subdivider); and <br />WHEREAS, the subdivision has been found to meet all standards of the RR-IB, <br />Rural Residential Zoning District, finding that each lot is of a size and configuration that will allow <br />its use as a sinizle family residence to be fully developed without the need ot any variances; and <br />WHEREAS, the subdivider has completed all requirements of the platting <br />regulations of the City, including: <br />1. Completion of all the requirements of Resolution No. 3601. <br />2. Dedication on the plat of rights-of-way for public roads shown as Watertown Road <br />and Old Crvstal Bav Road. <br />J Creation of a new private road shown on the plat as Outlet A to be known henceforth <br />as Copper View Drive. <br />Concurrent with the creation of this private road the subdiv ider has dedicated to the <br />City a road and utiliw easement granting to the City pemianent access, improvement <br />and utilitv easements over said outlot; the subdivider has created non-e.\clusive <br />incress, eeress. drainage and utility easements over said outlot in favor of all abutting <br />and'or benefiiting lots including a declaration of certain maintenance covenants <br />where in each of the abutting and/or benefitting lot owners’ covenants and agrees to <br />permanently maintain and pay the cost of maintenance for said private road. <br />Pace I 01 3
