Pursuant to the concerns I expressed in our <br />earlier discussion, 1 have reviewed the applicable City Ordinances and performed extensive <br />rcscareh as to the legal aspects of what I understand to be the issues involved. <br />mhlOKi <br />Tiilson's Villa Carman .Addition was subdivided into five lets and an outlet in 19b2, All lots <br />ipprovcd and recordec .as meeting the proper area requirements for buildable lots under thewer e ai <br />Citv's 1955 Zoning Ordinance. .A copy ot the Plat is attached. <br />In 1965 I purchased Lots 1. 4 and Outlet 1. In 1966 I purchased Lots 2 and 3. That same year <br />Lot 2 was sold leaving me with my ownership infcre.st in Lots 1, 3, 4 and Outlot 1. <br />In January 1995.1 conveyed Lot I to my son. In February 1995, my son requested a permit to <br />build a sincle fami’> I.veiling on Lot 1 The City refused to issue a buildinc permit to him, for <br />Lot 1. despite the Oct that Lot 1 meets all current area requirements under Municipal Zoiiing <br />Oidinance iCC. 10.J5 (1984). <br />1
