Cloutier <br />1800 Midwest Plaza Bldg. <br />801 Nicollet Mall <br />Mpls., MN 55402 <br />TYPE OF APPUCATION; <br />DATE OF MEETING: 9/18/95 <br />Class I Subdivision <br />VOTE:5 FOR 1 AGAINST <br />Planning Commission recommends the following: <br />Planning Commission recommended approval of the proposed division of Lot 1 from Ums 3. <br />4 and Outlot 1 subject to the following conditions; <br />1. Applicant to prov ide an amended survey locating sewer and water connections to <br />residence on combined Lots 3 and 4. Amended survey must also provide <br />confirmation that through driveway that intersects Lot 1 will still maintain 1/2 <br />acre contiguous building envelope to west side where development will take <br />place. Per the comments of the meeting, given the total lot area at 34,(XX)-f s.t.. <br />the driveway could be easily realigned to maintain the 1/2 acre contiguous <br />standard. Applicant's surveyor to confirm contiguous buildable area west of the <br />final located drive. <br />2. If Frederick Street access is to remain, an easement shall be created over the <br />portion of the roadway that encroaches Lot 1 granted in favor of applicant. <br />3. Applicant has agreed to work with the City to achieve the clean-up of the debris <br />and storage of boats and trailer on Lot 1. <br />4 Citv to review assessment files to determine il applicant had paid an assessment <br />for the Frederick Street sewer connection prior to sewer being installed on Ca.sco <br />Point Road as suggested by applicant at the meeting. It would be helpful for <br />applicant to provide some kind ot written verification ot such pavment. <br />Assessment records were reviewed and it was determined that the only assessment <br />ever chanzed against this property was the one sewer charge and the two water <br />units. The City staff will recheck the assessment rolls. <br />5 Disclaimer lansuace developed by the City Attorney as set forth in the staff <br />memo of September 12. 1995 shall be included in the resolution approving the <br />division that shall be signed by both applicant and the City’s Mayor and Clerk.
