MN 55323 <br />Jeanne: <br />The purpose of this letter is to state the hardships (or constraints) associated with <br />building an addition on to the existing house located at 4045 Watertown Road in <br />Orono, MN. We purchased this house in late January, 1995, and our intent is to <br />remodel it prior to moving there in the spring of 1996. <br />Our purpose for remodeling this home is to update it and provide room for our family, <br />horses, and home office. We’ve chosen to remodel the house in its present location to <br />utilize the first floor of the existing house as our office per the code that requires a <br />home office to be part of the primary structure on the site. Adding onto the existing <br />structure m its present location preserves the existing open areas for pasture and <br />views for neighboring homes. It also helps to minimize tree loss by preserving the <br />numerous existing trees along the north, west, and east property lines while still <br />providing the required area for a new septic system (see report by S-P Testing). <br />Because of the heavy clay soils and perched water table on this site, the septic system <br />will need to be located to the west of the house (and north of the barn) in an existing <br />lawn area (all other areas are too low or compacted to provide a suitable site for this <br />system). This lawn area is the only other area close enough to the existing house that <br />would provide a si itable building site for an addition. <br />We realize that a variance is necessary to remodel this house: however, the actual <br />footprint of the new addition will be no closer to the road than the existing house <br />and will improve the least desirable part of this structure in it’s existing location rather <br />than disrupt another part of the site.
