We have the following comments in regards to engineering matters. <br />rne drainage calculations should be revised to match the revised grading plan and should <br />include the storm sewer. The proposed ponding appears to be acceptable. The grading exceeds <br />the 3 to 1 (horizontal to vertical) maximum slope and should be revised unless the slopes arc <br />adequately stabilized. The parking expansions should be reviewed by the City prior to <br />construction. The Minnehaha Creek Watershed District should review the plans. <br />The pavement section appears acceptable. Hennepin County should review both the replat and <br />the access location. Additional right-of-way may be needed for C.R. 19. The retaining walls <br />should have a draintile line installed behind the blocks. Where the walls exceed 4 fee: in height, <br />geogrid must be utilized to .-einforce the walls. A design should be provided for walls up to ten <br />feet in height as shown on the grading plan. The existing drainage and utility casements <br />between lots 1, 2 and 3 should be vacated when the lots are combined.
