The property will be allowed a <br />total of 250 s.f. of signage but no single sign can exceed 50 s.f. <br />Building Plan Review <br />Lyle Oman has completed a preliminary plan review and notes the following: <br />1. Proposed office building is classified as a Group B occupancy. <br />2. Sprinkler system required per MN State Building Code Section 1306 as adopted <br />by the City of Orono. Proposed building is 19,168 s.f. - sprinkler required at <br />8.500 s.f. or more for Group B occupancies. <br />3. Elevator required for handicap accessibility - applicant proposes elevator. <br />4. SAC charges approximated at 7. Applicant’s architect is required to submit ;-!ans <br />to Metro Waste (MWCC) for acnial determination. <br />Landscaping Plan <br />Review Exhibits N and O. applicant proposes the planting of 78 variety of trees and <br />approximately 1.500 other plantings to offset existing plantings removed during the period of <br />construction. Note evergreens will be planted along the west and southwest corner of the <br />property to minimize impact upon adjacent residential areas. Is the landscape plan adequate.^ <br />Issues for Consideration <br />Before Planning Commission can make any recommendation of approval or denial the following <br />issues must be addressed; <br />1 Suitability of use - Does use conform to intent cf B-4 district? <br />2. Phased parking installation vs. complete parking installation. <br />3. Adequacy of landscaping.
